Exterior painting built for altitude, chinooks and freeze-thaw.

At 5,430 feet with the Flatirons directly west, coatings here take a beating that a Denver crew does not plan for. The preparation is the product.

Boulder CO Painters provides exterior house painting across Boulder County. Every exterior begins with washing, scraping to a sound edge, sanding transitions, filling and caulking, and priming bare or stained substrate before any finish coat. Boulder sits at roughly 5,430 feet with direct western exposure to the foothills, so ultraviolet intensity and downslope chinook winds shorten coating life here compared with the plains, and product selection changes elevation by elevation.

Four forces working on your siding

Exterior paint does not simply wear out. It is taken apart by specific, identifiable forces, and in Boulder four of them compound.

  1. Ultraviolet at altitude. UV intensity rises as the atmosphere thins. Boulder sits roughly 200 feet above downtown Denver with nothing between the foothills and your west wall. UV breaks down the binder that holds pigment together, which is what produces fading and chalking.
  2. Chinook winds. Downslope winds accelerate out of the canyons and across town, sometimes violently. They dry coatings faster than the manufacturer intended and drive grit into film that has not yet hardened.
  3. Freeze-thaw. Water entering through an open caulk joint expands as it freezes. Repeat that several dozen times a winter and the film lifts from the substrate. This is why caulking is structural work, not cosmetic.
  4. Snow reflection. Fresh snow bounces ultraviolet light back upward onto lower walls, trim and the underside of eaves. Those areas routinely fail before anything above them does.

When we will and will not work

The practical exterior window in Boulder runs from about mid-May to early October. Denver-area climate records put the average last spring freeze near May 5 and the first fall freeze near October 7, and Boulder's elevation tightens both ends. Above town, toward Nederland, it narrows considerably further.

The limiting number is the overnight low, not the afternoon high. A coating applied at a pleasant 65 degrees still has to cure through the night, and if the temperature drops below the product's minimum before the film knits together, adhesion suffers in ways that do not appear for a year. We will move a date rather than paint into a bad window. The full data is on our season and altitude page.

Questions

Exterior painting questions from Boulder homeowners

When can you paint the outside of a house in Boulder?
Generally mid-May through early October. Denver-area records put the average last spring freeze near May 5 and the average first fall freeze near October 7, and Boulder's elevation tightens both ends of that. The limiting factor is the overnight low, not the daytime high.
How much does exterior painting cost in Boulder?
Published 2026 Front Range data puts exterior house painting at roughly $1.55 to $4.10 per square foot of paintable surface. Boulder projects frequently land in the upper half because of historic trim detail, hillside access and the preparation that altitude exposure demands.
Is ultraviolet damage really worse at Boulder's elevation?
Yes. Ultraviolet intensity increases measurably as altitude rises and the atmosphere thins. On coatings it shows up as faster fading and chalking, concentrated on south and west elevations that face the foothills.
What do chinook winds do to fresh paint?
They dry the surface faster than the product was designed for while the film underneath is still soft, and they carry grit onto it. We sequence elevations by time of day and adjust the application method rather than pushing through a windy afternoon.
My home is in a historic district. What changes?
Exterior color and material changes on landmarked and contributing properties go through Boulder's Landmarks review before work begins, and pre-1978 homes also require federally mandated lead-safe work practices. Both are planned into the schedule.
How long does an exterior project take?
Most homes run three to five working days. Historic properties with heavy trim detail commonly run one to three weeks because the preparation is the bulk of the work. The written estimate gives you the real schedule.

Get a written estimate

Send photos and we will price it without a visit where we can. Peeling, water damage or a landmark property gets a walkthrough first.

Every estimate names the surfaces, the preparation steps, the exact product line and sheen, the coat count, the schedule and the warranty. Nothing vague.
