Estimator and proposal builder

Walk the property, fill this in as you talk, and hand the client a finished proposal they can sign before you leave the driveway.

Open this on your phone while you walk the property. The sequence matters more than the words.

  1. Build the picture before the price

    Walk every elevation or room with them. Point at what you see and name it out loud: the chalking on the south wall, the open caulk at the sills, the bare wood under the peel. People buy preparation once they can see why it is needed.

  2. Pre-trial close

    "We're slower than we'd like this time of year. If I can put together an incredible price today and get all of this done the way you want it, are you open to moving forward today if we come to an agreement?" Then stop talking and listen to the answer. A soft yes here is permission to present real numbers. A no tells you what still needs solving.

  3. Price conditioning

    Anchor against the real market before naming your number. "Published pricing for a project at this size and condition runs [market range from the tool]. We are not anywhere near that." Then the price lands as relief instead of a shock. Never invent a competitor's quote; use the published range the estimator calculates.

  4. Name the price once, then be quiet

    "I can do all of this for $X." Say it, then stop. The silence belongs to them. Whoever speaks first usually concedes something.

  5. Option close instead of yes or no

    "I can get you on the schedule Wednesday or Thursday. Which works better?" A choice between two yeses beats a question that invites no.

  6. Ask for the authorization plainly

    "I just need a quick authorization and the deposit to hold those dates." Hand them the phone or tablet with the signature pad open. No ceremony, no apology.

  7. Final trial close

    "If I can do all this at the quality you want and it fits your budget, are you ready to move forward today?" If the answer is anything but yes, the next question is simply: "What would need to be different?"

Rules of the road

  • No invented urgency. No fake countdowns, no "one spot left." The October discount is real and has a real date, which is all the urgency you need.
  • No competitor names. Price conditioning uses the published market range, not a story about another company.
  • No guarantees we cannot keep. Warranty terms as written, nothing more.
  • Write down what you promise. If you say it on the driveway, it belongs in the notes field of that elevation.
  • Leave on good terms either way. A no today is a call next spring if you handle it well.

How the tool works

What does the estimator do?

It walks a property elevation by elevation and room by room, captures measurements, condition, colors, prep level and notes, prices the work from a built-in rate card, and generates a client-ready proposal with a scope of work, pricing, a value summary and a signature area.

Can a client sign on the spot?

Yes. The proposal includes a signature pad that works with a finger or stylus on a phone or tablet. Once signed, pressing the send button emails a PDF copy to the office and copies the client.

Does it create a PDF?

Yes, a branded PDF with the logo, full scope, pricing, terms reference and both signature lines. You can download it, print it or send it with the signed copies.

Can I send a proposal to someone who is not with me?

Yes. Copy the client link and the proposal opens on their own device, where they can read it and sign it themselves.

Where do the prices come from?

A rate card built into the tool, applied to the measurements and conditions you enter, then adjusted for region, commercial work, after-hours scheduling, coats and any discount you apply. You can override the total with a manual adjustment at any time.

Is this page public?

It is not linked in the site navigation and is excluded from search engines. Anyone with the link can use it, so treat the URL as internal.
